How does purchasing a property from your site work?

You click on the “Reserve Now” button next to the payment option you want and simply follow the check out process to pay the Reserve Down Payment. We then prepare the sale agreement and send it to you. Once we receive the signed agreement from you, we will contact you to begin the closing process. You have the choice of either closing with an Escrow / Title Company, Attorney, or with a notary. Once all documents are signed, you pay the remainder of the purchase price, and then your deed to the property is recorded with the county.

How can I be sure that I am buying a property from a real company?

Excellent Question! You should always do research on companies that you are looking to work with. The best place to start is by searching the Secretary of State website.

Why are your properties so cheap?

Our properties are discounted around 30% to 60% of market value. We want repeat buyers who can also make money re-selling the property themselves. This is why most of our clients are builders, contractors, developers, and other investors.  

How do I qualify for seller financing?

We have no lengthy pre-qualification process, no credit checks, and no red tape. If you can pay the down payment and are comfortable with the low monthly payments, you can purchase land from us using our seller financing. Is this too good to be true? Our process is quite simple and transparent – we hold the deed to the property while you are financing the land as collateral for your note. When the note is paid in full, we transfer the deed to you at that time. Simple, Affordable, & Transparent.

Do you have a prepayment penalty with seller financing?

No. We never charge a prepayment penalty. The sooner you pay off the note, the sooner you will receive the deed, and own the property free & clear.

Are there any liens on the property?

No. We guarantee clear title on all of our properties. We do an extensive title search on all our properties, and we have a 100% money-back guarantee. Unlike some of our competitors, we guarantee that you will Not purchase a property with delinquent property taxes, delinquent HOA dues, or title issues.

I found out from "___ "that you purchased the property for "$___". Why are you selling it for a higher price than you paid for it?

We are a business and have to turn a small profit. We pride ourselves on providing great properties at prices that are below their open-market comps. We incur significant costs to acquire, hold, advertise, and sell them, and we believe our prices reflect both our core value of providing low-priced deals, as well as the reality that we must keep our business profitable.

How do I make an offer on a property that is different than what is listed on this site?

Simple. You can go to our Contact Us page and send a message, send us an email, or give us a call. We take offers “first come, first serve” … and emails usually get the quickest reply.

Can you help me look for a specific kind of property?

Absolutely. You can either click on the “Get Notified” button and complete the form to “See Properties”; or go to Contact us and message us with what you are looking for. If we currently don’t have exactly what you are looking for, we will add you to our exclusive buyers list and you will be notified when we have new properties available. In addition, we will notify our network of land investors to see if they have exactly what you are looking for, and if they do, we will refer you to them.

How are the properties on this site different from ones I’d find on the MLS?

Great question! Most of the properties you find on our site are ones that you’ll never find on the MLS. The MLS is the “Multiple Listing Service” where real estate agents list properties for sale at retail prices.  We are investors that work directly with land owners, and many times we’re able to help them solve their property problems more quickly and affordably than listing it on the MLS. When we sell our properties, we pass on the savings to our buyers. Therefore, the properties you find on our site are listed for 30% to 60% below retail prices.

Are you a real estate agent?

No, we are not real estate agents. We are a Private Real Estate Company that buy and sell properties throughout the United States.

Can I go visit the property before I make a purchase?

Yes, of course! Please feel free to visit the property at your convenience prior to making your purchase. We encourage this when possible. Each property page provides a map and the GPS coordinates of the property. If you need more help locating the property, we are happy to help.

Can I buy from you even if I don’t live in the state the property is in?

Yes! You can purchase a property no matter where you live. We have even had buyers from other countries purchase land from us.

Are there any hidden fees when buying land from you?

No. All our fees are listed on this website. The amount that you pay to reserve the property will be used towards payment for our processing fee. 

What is the processing fee for?

We are proud to offer the lowest processing fee in the industry – only $199. The Processing fee (also known as Doc fee or Document Preparation fee) is the fee we charge to pay for costs of preparing documents, managing the closing process, set up of your monthly payments, and coordinating the transfer of deed from us to you. You’ll find that many of our competitors charge extra fees for each of these items, but we keep it simple and affordable so you can spend your money on more land purchases, not unexpected fees.

What happens after I purchase the property on the website?

Here is what the purchase process is like: Once you have chosen the property that you would like to purchase, you reserve the property by paying the down payment directly on the website. We’ll ask for your billing and contact details and use that information to generate your purchase agreement. This process takes about 2 business days, so be on the lookout for an invite email. You’ll open this email and in a few simple clicks sign the agreement electronically. Once we receive the fully executed agreement, we will contact you to ask you how you would like us to have the transaction closed. You have the choice of 1) having a closing agent (Title Company or Attorney) close the transaction, or 2) have us close the transaction in-house. Either way you choose, you will be sent closing documents to sign & return, you will pay the remaining portion of the purchase price, your new deed to the property is recorded with the county & then sent to you. Congratulations – you are now a land owner!
